Not sure how much leases differ from Cali to Ohio, but can you explain the "4K down in security deposits"??? Security deposit can't be more than $750. The rest of the 4K is your Cap cost reduction amount (down payment) and 1st payment.
Also, Even if you get some of the security deposit back, there could be a lease disposition fee that eats into the security deposit.
