Is this the beginning of rust?
Pictures below and it looks like a coffee stain in each pic. Tried wiping off with soap and water, but not all of it came off. Please tell me nooo.

I'd say fuel residue/some sort of grease. based on where it is. Get in there with a degreaser or lubricant (WD40/PB) and wipe that shit out. See if it returns.

I would remove the stains and see if they return. Perhaps you had a leak / spill at one time and this is the remnants of that?

Almost looks like remnants from the grease/oil coat they give all cars for sea transport.
There are a few stubborn spots in the door jams on our X5 that really stick out with the car being white. It looks the same as your pictures and is a pain to clean off.
