Looking at these specifically

Looks like they offer those with an:

18x8.5 et 30
18x9.5 et 35

If I ran the 18x9.5 for all 4 wheels

will I need to run 225/40/18 and 255/35/18 to get a "nice" fit

Can I run oem sizes 215/40/18 and 245/35/18? I'm not sure on the 9.5 width on the front

For the rear, ET35 is too aggresive for a 9.5" rim. Its going to cause a lot of problems without major fender work.
For the front its not realistic to use a 9.5" rim width with anything that looks like stock fenders.
Normally offsets for the 1 series are ET45 front and ET50 for the rear.

Damn, ok my fenders are rolled pretty aggressively (basically a flattened lip)

I have seen images online of ESR wheels on 135i's that look to have stock fenders, most ESR wheels are built all to the same specs ie, offset, wheel width, etc. So I am wondering then how are those guys running these wheels

You'd have a much better chance getting it to fit using the 8.5s up front. Then both your fronts and rears would be 10mm too close to your fender. So you could gain 10mm through running undersized tires, or gain 10mm through camber. And btw, to gain 10mm on the outside of the tire, you'd need to actually go 20mm smaller overall. Basically small running 215s tires up front and 235s in the rear with 2 to 3deg front and rear camber would do it, sort of, if you are into the stretched/cambered look.

i ran a 9.5 wide +45 offset in the rear with 255 tires on my car for about a year and a half. I am also lowered an inch. they did rub on very big dips or bumps. I also ran +35 offset in the front. with 225 tires i believe. search for tsw wheels and you should be able to find my thread. never had a problem with the front at all.
