need opinions on lease deal

hi all,

i am looking at getting into a 135i and here is the best proposal i have so far. how much more do you think i can push this? THis is in the northern NJ area:

135i coupe
+ M sport
+ Premium package
+ Heated front seats

$469/ month
36 month lease
$7100 out of pocket, includes first months payment, taxes, registration and multiple security deposit ($4000), no cap cost reduction

38,400 selling price
25,625 buyout price

where should i be able to get a better deal and how much better. I don't want any cap cost reduction but am ok with security deposit.
