I just bought an 2011 135. that came with set of OEM runflats. I would say there are 70% in both front and rear remaining. tires are in good condition, but the 261m wheels are pretty curbed up. let me konw if you are interested in swapping wheels and tires. I am in Aurora, so not too far from each other.

Never had a lease before but sounds like they make things difficult
Ever consider selling the car to someone at the buy back option? Usually its cheaper than market value |

Thought about it. That's certainly one option. But I paid a no-hassle lease return insurance for $1000. They probably won't give me back the money if I decide to buy out.
