I called my sale man at EDMOTNONBMW and he said that
the he won't know if the rates went down or not until the end of the month...... is he lying to me? or do they act not know until the
end of the month?

That's the same response I got from my SA when I called him last night. It seems bizarre that only a hanful of SA's are getting this information ahead of time, and even more strange if they were withholding this ultimately positive information from us.

mmm i spoke to an sa in edmonton bmw 2 days ago and he was going to ask his manager why the car's tyre tax was only for 4 tyres...
so I wouldn't hold anything you hear from a random sa in there as certain/accurate
oh, he also said he had to confirm with is manager, but that he thought the rate was actually 1.9% (not related to the fact that the rates did go down, but meaning the rate in general)...

My quote only has tire tax for 4 tires as well. But I pretty sure I'm only getting 4 tires. Runflats mean no spare.

If you wait until late July or August, chances are you can get an even better lease rate! I got 3.9 percent on my 330i in August '06.

And the 335i (Sedan & Coupe) is now at 3.9% with ~54% residual. The Cabs are still at 5.9% and ~56% residual, so I guess Cabs will always have a rate premium.

I think by MY09 (say, in Sept 08 or Jan 09), BMW Canada will drop their rates of the 1 series further, to at least 4.9% and maybe even 3.9%. So, it seems the "financially responsible" thing is to wait. However, if you're willing to pay slightly more (about $3000 more over the term of the lease, comparing with a lease of 3.9% and 59% residual) to get into a 1 series NOW, then go ahead and get it! And to add more fuel to the fire, the residual rate is just as important as the lease rate. Even if BMW Canada drops the rates for MY09, they may drop the the residuals as well - I think the current 59% residual is the highest across their entire line. I've done some spreadsheeting, and a lease at 3.9% and 54% residual is going to cost (over the term of the lease, excluding taxes and PDI charges) about the same as a lease at 5.9% and 59% residual. So guess what, if BMW Canada drops the residuals as well as the rates for MY 09, then all the people who waited only effectively saved ~$400 over the term of the lease, but they had to wait an extra year!

Anyway, the moral of the story is that with the lease rates at 6.9% and 59% residual, in all probability the people who wait until MY09 to lease the 1 series because they think the rates are high now will only save ~$400 over the lease term, as BMW will likely drop the residual to 54% when they drop rates further.

Note: all lease calculations above were done assuming you put the maximum cash down (maximum as in 'price of car' x '1-residual rate'). If you're only putting down $10k for the taxes and PDI, the cost of the lease will be higher.
